Summary:
Responsible for underwriting and closing mortgage loans according to the secondary market guidelines. Oversees and administers the secondary market loss mitigation program(s) and guideline(s).
Qualifications:
Education: Associates Degree or higher preferred.
Experience: Five to seven years of mortgage originating or underwriting experience and/or training. General PC knowledge. Or equivalent combination of education and experience.
Essential Functions:
A: Job Specific:
- Calculates debt to income ratios and analyzes living expenses to determine financial status of client. Consults program guidelines to determine if the customer's situation is reflective of a hardship, as well as, speculates as to its probable duration.
- Identifies the appropriate program that meets the needs of the client. Prepares required applications, loan documents, and customer notifications.
- Tracks and posts payments to various agencies per defined guidelines.
- Utilizes software to record customer interactions, activities and identify pooled loans.
- Submits and monitors modifications, short sales, and deeds in lieu requests to secondary market investors, MERS and PMI companies.
- Provides financial counseling to clients who do not meet the eligibility requirements of the programs offered.
- Conducts quality control reviews and audits on third parties and internal underwriting staff. Ensures documentation is present, complete and correct. Prepares reports summarizing findings.
- Tracks expenses for secondary market investor properties in foreclosure. Submits appropriate documentation for reimbursement and monitor receipt.
- Prepares and distributes annual 1099C's.
- Monitors secondary market investor and MERS procedures and implements process changes as needed to ensure programs are compliant. Disseminates information and trains internal staff when applicable.

- Ability to add, subtract, multiply and divide in all units of measure using whole numbers, common fractions and decimals. Ability to compute rate, ratio, and percent and to draw and interpret bar graphs.
- Ability to deal with problems involving several concrete variable in standardized situations. Must be able to make sound decisions often in a stressful situation, according to established guidelines.
