As a Senior Associate in the Special Credit Group within Commercial Term Lending, you support the management and resolution of defaulted and non‑performing commercial real estate (CRE) loans. You will analyze complex credits, shape liquidation and workout strategies, and execute solutions that maximize recovery while maintaining strict adherence to regulatory, compliance, and bank risk policies. Operating primarily across West Coast markets, you will produce clear, incisive portfolio reporting for Senior Management and collaborate across credit, legal, asset management, and servicing teams. Limited travel may be required.
Job Responsibilities:
- Support portfolio management and liquidation strategies for defaulted and non‑performing Commercial Real Estate loans
- Perform complex real estate -based financial analysis and identify risk to inform management in credit decisions and risk ratings.
- Prepare and present credit actions, including annual family credit reviews, with recommendations for restructuring, exit, or future business.
- Identify, quantify, and escalate key risks, ensuring alignment with regulatory, compliance, and bank risk policies.
- Develop property‑level business plans for post‑foreclosure/Real Estate Owned assets and support execution with internal and external partners.
- Drive non‑routine financial analysis and reporting projects independently, delivering timely, decision‑ready insights to leadership.
- Contribute to special assignments such as portfolio evaluations, policy updates, and training of less experienced staff.

Collaborate with legal and third‑party advisors on workout structures, documentation, and collateral enforcement strategies.
- Maintain accurate portfolio tracking, status reporting, and progress updates for Senior Management.
- Foster effective working relationships with internal stakeholders and external clients to expedite resolutions.
Required Qualifications, Capabilities, and Skills:
- Bachelor’s degree in Business, Finance, or related discipline.
- 2+ years’ experience in real estate lending, construction/permanent financing, underwriting, loan review, and/or loan workouts.
- Understanding of Commercial Real Estate valuation methodologies (income approach, sales comparison, cost) and cap rate/discount rate development.
- Experience with property cash flow analysis and pro forma modeling for office, retail, industrial, multifamily, hotel, and land.
- Excel skills for financial modeling; proficiency in Word and Access for documentation and data management.
- Demonstrated negotiation skills with borrowers, sponsors, and counterparties in workout contexts.
- Strong analytical, problem‑solving, and quantitative abilities with attention to detail and accuracy.
- Excellent written and verbal communication skills, including executive‑level reporting and presentation.
- Knowledge of risk rating methodologies, credit risk assessment, and regulatory expectations for criticized assets.
- Proven ability to manage multiple high‑priority assignments in fast‑moving market conditions.
- Commitment to reputation risk management and adherence to bank policies and controls.
Preferred Qualifications, Capabilities, and Skills:
- Experience managing or advising on Real Estate Owned strategies and property‑level business plans post‑foreclosure.
- Exposure to discounted payoff negotiations, note sale processes, and foreclosure timelines in West Coast jurisdictions.
- Familiarity with Commercial Mortgage-Backed Securities/special servicing dynamics, pooling and servicing agreements, and intercreditor considerations.
- Proficiency with portfolio analytics or data tools (e.g., Access, SQL, or BI dashboards) to enhance reporting and monitoring.
- Coursework or advanced credentials in real estate finance (e.g., MSRE, CFA, CAIA, or appraisal coursework).
- Track record mentoring junior staff and contributing to policy or process improvements.
- Ability to travel periodically for site inspections, borrower meetings, and market diligence.
