Job Summary:

PayPal is seeking a strategic, business-focused Global Head of Corporate Real Estate & Facilities to architect, optimize, and govern PayPal's worldwide physical infrastructure supporting approximately 24,400 employees across 32 offices in 22 countries (Americas, EMEA, APAC). This high-visibility role reports directly to the Chief People Officer, positioning Real Estate as a strategic business enabler.

Job Description:

Overview:

The modern corporate footprint is fundamentally about translating business strategy into workplace solutions that attract talent, enable collaboration, support hybrid work, and drive operational efficiency—not real estate transactions or facilities management. You will own portfolio strategy, financial stewardship, and optimization decisions that directly impact PayPal's bottom line and employee experience.

You will lead approximately 50 full-time professionals and oversee a ~1,100-person contractor network, primarily based in Scottsdale. This rare opportunity to lead a critical function at a Fortune 500 fintech company offers autonomy to drive strategic direction, support from a seasoned team, and the chance to shape how PayPal uses physical space to support hybrid work, attract talent, and achieve sustainability goals.

Primary Responsibilities:


Real Estate Portfolio Strategy & Optimization

  • Develop and execute forward-looking real estate strategy aligning PayPal's physical footprint with business objectives and financial targets. Conduct ongoing analysis of space utilization and lease economics to inform decisions about location expansion, consolidation, or right-sizing. Partner with business leaders to activate growth markets (Austin, New York) and assess underutilized space for consolidation or subleasing. Position PayPal's portfolio to support hybrid work models with collaborative hubs rather than assigned-desk environments.

Financial Stewardship and Cost Optimization

  • Manage complex global real estate budgets encompassing leases, property taxes, operations, capital improvements, and vendor contracts. Build annual budgets and multi-year forecasts; identify cost-saving opportunities through lease renegotiations and operational efficiencies. Lead negotiation of complex global leases structured for flexibility (renewal options, expansion/contraction, subleasing rights). Establish project budgets and success metrics for capital initiatives. Oversee facility services contracts (HVAC, life safety, food service, security, maintenance), establishing clear SLAs and managing vendor performance reviews.

Site Selection, Due Diligence, and Market Analysis

  • Monitor real estate markets globally to identify emerging tech talent hubs, assess lease trends, and evaluate competitive environments. Lead site evaluation for potential office locations, conducting due diligence on landlord stability and building quality. Ensure selected properties align with PayPal's brand, accessibility, and sustainability standards. Partner with external advisors to execute lease transactions.

Compliance, Safety, Sustainability, and Risk Management

  • Ensure all facilities adhere to local building codes, safety regulations, and compliance requirements across 22 countries. Develop emergency response protocols, business continuity plans, and crisis management procedures. Position PayPal as an ESG leader through sustainability targets (energy efficiency, carbon reduction, waste reduction). Track and report ESG metrics while prioritizing certified green buildings in new leases.

Team Leadership and Organizational Development

  • Provide strategic direction to approximately 7 direct reports managing global operations, workplace services, and facilities. Build high-performing teams capable of managing complexity across time zones and cultures. Invest in professional development and retention of institutional knowledge (several team members have 15-20+ years tenure). Assess which functions remain in-house versus contractor-supported to optimize organizational health and efficiency. Manage the ~1,100-person contractor network with clear performance expectations.

Cross-Functional Collaboration

  • Partner with workforce planning teams to forecast headcount and align capacity with projections. Collaborate with Finance on budgets, cost analysis, and P&L accountability. Work with Technology to ensure facilities support infrastructure needs (data security, power redundancy, bandwidth). Align with Design and Brand teams on workplace culture and employee experience. Prepare executive communications and board-level presentations on strategy, portfolio performance, and ESG progress.

Required Experience and Skills:

  • 15+ years in senior-level corporate real estate roles managing global portfolios across multiple countries and regulatory environments
  • Deep expertise in portfolio strategy and optimization—analyzing lease economics, assessing space utilization, modeling financial scenarios, and making strategic recommendations
  • Strong negotiation skills with Fortune 500 companies, managing landlord relationships, structuring cost-effective renewals, and subleasing excess space
  • Financial acumen including budget development, lease accounting, P&L ownership, occupancy cost benchmarking, and financial modeling
  • Demonstrated leadership of 50+ FTEs across multiple regions, time zones, and multicultural environments
  • Strategic orientation translating business needs into real estate strategy; comfort making independent recommendations to senior leaders
  • Global compliance knowledge of building codes, labor laws, health/safety regulations, and ESG standards across jurisdictions
  • Technology proficiency with workplace management systems, real estate portfolio software, sustainability tools, and data analytics

  • CCIM, MCR, or CPPS certification
  • CBCP or business continuity planning experience
  • Previous fintech, technology, or high-growth company experience
  • ESG/sustainability frameworks, carbon accounting, and green building certification knowledge (LEED, WELL)
  • Experience with office-to-residential conversion or adaptive reuse projects
