Job Summary:
Performs simple to moderately complex residential and commercial property evaluations, appraisals and appraisal reviews to determine the fair market value, and to provide required reports for extension of credit. Appraisals are conducted through direct inspections, in some cases, according to appraisal theory and guidelines.

Performs simple to moderately complex residential and commercial property evaluations, appraisals and appraisal reviews to determine the fair market value, and to provide required reports for extension of credit. Appraisals are conducted through direct inspections, in some cases, according to appraisal theory and guidelines.
Job Duties and Responsibilities:
- Assembles pertinent data such as costs, sales in area, and other relative information pertaining to the subject property. Analyzes data and determines the proper appraisal method. Exercises sound judgment in the formation and conclusions for market value.
- Conducts appraisals of property through direct inspections, in some cases. Details and documents the information of the subject property evaluations derived from the field inspection.
- Completes evaluations conforming to FDIC compliant uniform standards and which meet appraisal requirements of the state the property is located in. Performs all work in accordance with Synovus policies and procedures.
- Ensures the progress and conformance inspections of construction loans are made in order to ensure that completed improvements are in accordance with original appraisal assumptions.
- Reviews appraisal reports received from fee appraisers for accuracy and compliance with governmental regulations.
- Maintains evaluation files, ensuring completeness and conformance to departmental specifications.
- Responds to staff and management's inquires regarding appraised values.
- Maintains knowledge of appraisal standards and regulatory requirements.
- Keeps abreast of real estate values and property developments to ensure conformance of valuations with current market prices.
- Each team member is expected to be aware of risk within their functional area. This includes observing all policies, procedures, laws, regulations and risk limits specific to their role. Additionally, they should raise and report known or suspected violations to the appropriate Company authority in a timely fashion.

Minimum Education: Bachelor's degree in Business Administration or a related discipline, or an equivalent combination of education and experience
Minimum Experience:Two (2) years of job specific experience.
Required Knowledge, Skills, & Abilities:
- Demonstrated experience in appraising residential and commercial properties
- Advanced knowledge of current methods and techniques of property valuation
- Knowledge of federal and state guidelines and regulations pertaining to appraisals
- Working knowledge of database, spreadsheet, and word processing software
- Strong analytical skills
- Excellent oral and written communications skills
- Ability to prioritize and organize assignments
